Michael Warsaw is a commercial real estate broker specializing in retail leasing, investment sales, and development strategy. He joined Retail Specialists in 2023 as an Associate, working with Tenant’s, Landlords, and Developers across the South. Michael works closely with retailers, developers, and municipalities to build thriving commercial corridors that enhance quality of life and foster a strong sense of place.
Beginning his career commercial real estate career during college, Michael spent his senior year as a full-time intern focused on brokerage, property management, and investment analysis. He launched professionally with one of Birmingham, AL’s leading office and industrial firms, gaining valuable experience in both tenant and landlord representation. In 2019, Michael joined Shannon Waltchack as a Junior Associate before quickly advancing to Associate, working on a broad range of deals including retail, multifamily, office, industrial, and investment transactions nationwide. Over time, he developed a strong specialization in retail, site selection, and portfolio optimization, partnering with some of the country’s top developers and private equity groups on projects across the Southeast and Mid-Atlantic.
A subject matter expert on the pre-development and site identification process, Michael has published multiple articles on zoning, entitlement, and market readiness. He is an active member of ICSC, CCIM, ULI, and the U.S. Green Building Council.
On a personal level:
Michael enjoys being a part of the Birmingham, AL community and is an alumnus of Birmingham-Southern College (Forward Ever!). In his free time Michael enjoys watching his favorite Washington DC sports teams, traveling, and being with his family.
